Flats at Sam Lane, a 72-unit community located just outside the city limits of Ringgold, Georgia, introduces a new standard of living in the rural community of Catoosa County. In 2019, Zimmerman secured financing from the Georgia Housing Finance Authority, a division of the State’s Department of Community Affairs; combined with equity investments from Synovus Bank and Sugar Creek Capital, this project commenced construction in early 2021 and was completed in late 2022.
Designed to accommodate a diverse range of income earners in Catoosa County, Flats at Sam Lane allocates units at 50%, 60%, and 70% Area Median Income (AMI), providing a mix of 1-, 2-, and 3-bedroom homes. Beyond offering affordable rental rates, this community is committed to enhancing the well-being of its residents. Residents can avail themselves of complimentary, supportive services that focus on health and wellness, including on-site community gardens with cooking classes for healthy eating. Additionally, a playground and tot lot are provided for community engagement and outdoor play.
Education is a priority at Flats at Sam Lane, with an on-site early learning center offering educational support for students enrolled in Kindergarten through 5th grade. Oaklawn Estates homes are certified “Bronze” under NAHB Green Building Guidelines to ensure the residences incorporate environmental considerations and resource efficiency, reducing utility costs for residents as well as the development’s environmental impact.
